Breakfast, parking, cots, pet fees and late checkout are normal add-ons, but the CMA opened its first enforcement cases under the DMCCA against travel and hotel businesses on 18 November 2025, alongside new price-transparency guidance stating that headline rates must reflect genuine availability and optional extras cannot be added without the guest's active agreement.

Reviews decide occupancy, and the rules on asking for them changed

Guest reviews drive OTA ranking and direct bookings more than almost anything else a small property controls, but since 6 April 2025 the DMCCA makes an incentivised or fake review automatically an unfair commercial practice, and the CMA's own July 2025 sweep of over 100 businesses' review policies found more than half could be falling short of its guidance.

Will the AI ever add a charge after someone has already booked?

No. Since 6 April 2025 the Digital Markets, Competition and Consumers Act 2024 bans exactly that practice, and the CMA's November 2025 guidance for travel and hotel businesses states that optional extras cannot be added without the guest's active agreement. Every price the agent quotes is the full price for what the guest has chosen, shown before they commit, not adjusted afterwards.

Can the AI ask guests to leave a review?

Yes, and asking is entirely legitimate — the CMA's own fake reviews guidance says so. What it will not do is offer a discount, upgrade or other incentive tied to a positive review, or write, edit or invent review content, because since 6 April 2025 that is automatically classed as an unfair commercial practice under the DMCCA and the CMA has already found over half of the 100-plus businesses it swept in July 2025 falling short.

Does it integrate with our PMS or channel manager?

Where your system exposes an interface for it, yes — we connect to Mews, Cloudbeds, RMS, Guestline, SiteMinder and similar platforms so availability and rate are read live rather than kept as a second, separately updated record. What your specific system allows is checked on the discovery call before anything is quoted.

What happens with a late arrival or an out-of-hours problem?

Routine questions — confirming a late check-in time, giving directions, explaining the parking arrangement — are handled directly. Anything involving a room problem, a security concern or a guest who needs a person is handed to staff or an on-call number you set, rather than the agent improvising a solution it is not placed to give.

How is AI for a hotel or guest house quoted?

As a fixed price after a free discovery call, with a one-off build and a monthly fee rather than a day rate. What moves the scope is how many rooms and properties you run, whether your PMS exposes a live interface, and whether you want phone answering, booking chat, guest messaging or all three. Every project is quoted as a fixed price with a written scope after the call, so an over-run is our problem rather than yours. If the scope changes, we say so and re-quote before doing the work, not after.

Where your data sits

In the UK or EU, under a data processing agreement, kept only as long as you specify. Any model provider we rely on is named as a sub-processor rather than left implicit, and we will tell you plainly where something you have asked for would put a commitment of yours at risk.

What happens when it goes wrong

Agreed before launch rather than negotiated during an incident: what is covered, how quickly we respond, and what counts as new work. Every build has a defined escalation to a person, because the failure that costs you is the one nobody noticed.
